2 · How buyers responded

Showing momentum
These bars show new completed showings during each period—not the running total. Week 4 spans September 11–17, and the final partial period covers September 25–29. Week 5, September 18–24, had no completed showings. Canceled appointments are excluded.
What the trend means
The first week produced six completed showings. The next three full weeks produced four more. Weeks 5 and 6 have produced none through September 29. The last completed showing was September 11.
This does not dictate one decision. It gives us concrete evidence for a pricing and positioning conversation while you remain in control of the next step.
Web activity
MLS detail views fell from 4.1 per day to 1.8 per day during September 13–22, then rose to 8.7 per day from September 23–29. The launch snapshot averaged 14.1 per day. These are dated increases in the displayed MLS total, not a count of distinct people.
What this means
The MLS total added 61 views in the seven days after September 22, compared with 18 in the ten days before that.
Homes.com added 408 views in the latest seven days, about 58 per day. That is 37% slower than its prior ten-day pace of about 93 per day. The totals keep growing even when the pace changes.
The dedicated property page shows 1,286 views and 1,114 unique visitors in Lofty's rolling last 30 days. That view count is lower than the 2,170 shown September 12; the windows shifted as launch traffic aged out, so this is not a weekly change.
Current channel totals
Each platform measures activity differently, so these totals are shown separately and should not be added together as unique people. Figures below are the values displayed on September 29.
Buyer feedback
Six buyers answered the price question; three left it blank.
Buyers have liked: the sunroom, kitchen, yard, and the home's unique character.
Concerns mentioned: desired updating and, in earlier feedback, proximity or noise.
September 10 feedback described interest while comparing another property. September 11 feedback cited desired updating and a price considered too high. These reflect the buyers' responses on those dates.
Property marketing
Campaign lifetime through September 29. Coming Soon reached 5,652 people; Just Listed reached 1,416. The audiences may overlap, so reach is not added together. These are results from ads already delivered.
3 · What we will review next
You remain in the driver's seat. Our job is to keep the home visible, follow up with interested buyers, and give you clear market evidence for the next decision.
Confirm the outcome of the recent buyer's comparison and continue gathering complete feedback.
Review the MLS buyer matches for relevant agent follow-up. The 119 unique agents who viewed the listing are a starting point for research; views alone do not establish buyer interest.
Monitor buyer response and rotate the presentation when it can create a new first impression.
At the next review, compare new showings, buyer feedback, and competing listings. If showing activity remains below the launch pace, discuss three options: continue at the current price, refresh the presentation, or adjust the price. You choose the next step with the evidence in front of you.
